03. Test & Balance (TAB)

04. BAS Controls Troubleshooting

In failing buildings, the Building Automation System (BAS) is often the most heavily sabotaged component of the entire HVAC infrastructure. In frantic attempts to force systems to perform differently, technicians frequently alter control setpoints and programming sequences far outside their original design parameters. Compounding the issue, these sensors naturally drift over time; these uncalibrated components feed incorrect data to the system, triggering even more destructive setpoint overrides.

Troubleshooting and restoring a building’s software, sequencing, and sensors requires a highly specialized forensic skillset and instrumentation that most engineers and local mechanical contractors completely lack.
